FUNCTIONAL LAYOUT:

The Barn House XL project is currently the largest design in our collection, combining functionality and aesthetics in the spirit of a modern barn, without any compromises. It retains all the essential features for the house to be not only energy-efficient but also easy to build. The building is characterized by a simple layout, consisting of two rectangles shifted relative to each other. The building’s facade presents itself simply and elegantly, using noble materials such as dark plaster, slate, and wood, which emphasize its premium character. The entire entrance area is covered, as well as the external recreational area.

The Barn House XL offers a usable area of 303.11 m2. The project has been carefully planned to provide both functionality and a “wow” effect. Rooms for daily use, such as the dining room, living room, and kitchen, have been located on the garden side, ensuring a harmonious connection with the outdoor space. In the entrance area, there is a convenient vestibule, which directly connects to the two-car garage. Upon crossing the threshold, we find ourselves in a spacious hallway, where exposed stairs leading to the attic stand out. From this area, there is also access to the master bedroom located on the ground floor, a laundry room connected to the functional attic with a laundry chute, and a toilet. The communication area is spacious enough to accommodate storage cabinets along its entire length. The entire space has been planned along one communication axis, ending with a large living room with impressive glazing that opens onto the plot and a covered terrace.

The living room is a beautiful, large space, directly connected to the garden but also very functional, with a nook for a home library. Of course, it is open to the entire roof structure and illuminated by a triangular window under the roof ridge, which lets in plenty of natural light. From the living room, there is also a hidden entrance to an additional room, which can serve as an office, library, audio room, or home gym.

Further into the building, but right next to the living room, there is an open kitchen, connected to the dining room, beautifully open to the terrace and garden. Large sliding windows allow you to admire the surrounding landscape. The kitchen has an additional advantage because we designed hidden doors in the cabinetry leading to the so-called “dirty kitchen,” which will be great for large gatherings but also as a storage space – a pantry. If we want to make it easier to carry groceries from the garage, this kitchen can also be additionally connected to the garage.

Behind the garage, there is an extensive utility area, also accessible from the outside of the building, where we can tinker, store bicycles, and essential tools for working in the garden. The utility area is further enlarged by a technical room accessible from this space.

Through the main communication area in the house, you can access the attic, where there are 3 rooms of similar size and a very comfortable bathroom. Two of these rooms have windows in the gable wall of the building, while the third room has skylights for illumination – you can also glaze the wall connecting this room with the living room, depending on the planned function. Additional skylights in the bathroom and rooms provide optimal room illumination.

The communication zone in the attic is also an interesting place, visually connected to the living room, a place where you can organize additional work, study, or play areas. It is a beautifully glazed space – there is a large dormer with access to the recreational terrace on the roof of the garage. This is the perfect place for relaxation and rest.

Additionally, we always have the option to close the void above the living room and expand the building with an additional 2 rooms.

If you have really LARGE needs and finally want to have a place for everything, then it’s very likely that the Barn XL will capture your hearts. It is currently our largest Barn, containing a functional layout, simplicity of form, which translates into energy efficiency. In this variant, there are 2 rooms on the ground floor. Upstairs, there are another 3, along with a living bathroom and access to a large terrace on the garage roof. The whole layout is planned along one communication axis ending with a living room in a kitchen and dining room triangle. In the living room, you will find a large wall for home audiovisual equipment. And the large, triangular glazing under the roof ridge will illuminate the space from above, visually enlarging it and providing a connection to the plot and terraces. At the end of the building, there is a kitchen connected to the dining room and living room.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building was designed in an energy-efficient standard compliant with the 2021 Technical Conditions – underfloor heating via an air heat pump, mechanical ventilation with heat recovery.

MASONRY WALLS: two-layer – cellular concrete block + graphite polystyrene, silicate partition walls
ELEVATION: dark plaster, dark wooden board, slate or fiber cement tiles
CEILING: monolithic reinforced concrete or prefabricated
STAIRS: wooden modular
ROOF: slate or fiber cement tiles

ENERGY PERFORMANCE INDICATORS

Additionally, the simple, gabled roof allows for the installation of a photovoltaic system with up to 55 panels, generating a power of approximately 17 kW.

MINIMUM PLOT DIMENSIONS:

The building can be situated in several variants. The basic variant is located at the entrance from the east and north sides (Variant 1).

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

FRAME BARN HOUSE

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

  • wooden frameworks are more resistant to shocks and seismic forces than traditional masonry structures
  • a more environmentally friendly solution
  • shorter construction time, shorter working hours for workers

 


PREFABRICATED BARN HOUSE

Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

What do you gain in return? Among other things:

  • quick realization of the house even in 4-5 months, and thus also immunity to unstable prices on the market

The company offers both light and heavy modular technologies. Main construction options: steel construction, wood frame construction, reinforced concrete with integrated insulation. The type of technology will be customized based on the selected type of project and technical requirements due to weather conditions, soil, etc. found in the area.

The use of modular technology can reduce construction time by 40% or more.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
