FUNCTIONAL LAYOUT
The Barn House Optimum Front is a great proposal for a house design on narrow, long plots. It is a single-story house, economical to build, optimized for functionality, construction, and energy efficiency. It has a simple, clear functional layout.
From the front side of the plot, a covered entrance to the building and a convenient two-car garage have been designed, with direct access to the vestibule from the garage. The vestibule has space for a closet with seating, while a spacious wardrobe with a window located nearby will serve for storing a larger amount of outerwear.
The daytime zone of the house is located in the second part of the building. The living room and dining area form a beautiful, spacious, open space all the way to the roof structure, additionally illuminated by a triangular window on the gable wall of the building. It will certainly impress visiting guests. Large windows are one of the greatest advantages of this room, with one of them being a sliding HS type, leading directly to the covered terrace. The living room is connected to a really spacious kitchen, clearly delineated within this space. Additionally, a pantry located nearby supports its storage function.
Along the corridor leading to the living room, there are 3 bedrooms, an additional guest room/office, two spacious bathrooms, and a convenient laundry room.
From the living room, you can access the attic via stairs (the attic is unused but can be adapted for residential purposes). In the case of not adapting the attic, it is easy to remove the stairs, gaining space in the living room or bedrooms.
BUILDING SHAPE:
This is simple single-story barn-style house, with a rectangular footprint, covered by a symmetrical, dual-pitched roof with a 30° slope. The building is designed in a uniform and minimalist style. Accents in the form of canopies and eaves have been eliminated to ensure the building is versatile and, above all, does not incur additional costs during construction.
The building features a very straightforward structural layout, with a simple dual-pitched roof and a wooden ceiling. This makes the house easy and cost-effective to build.
The facade of the building, using white silicone plaster and warm wood, creates a color scheme that is pleasing to the eye. There is the option to adjust the materials to fit the local context or the individual preferences of the investor.
STANDARD BUDYNKU I TECHNOLOGIA BUDOWY
The building has been designed with polish energy-efficient standards compliant with Technical Conditions from 2021 year- featuring underfloor heating, an air-source heat pump, and mechanical ventilation with heat recovery.
MASONRY WALLS: Two-layered construction – cellular concrete blocks + graphite polystyrene, with silicate partition walls.
FACADE: Wooden cladding, light plaster.
CEILING: Wooden ceiling.
STAIRS: Wooden modular stairs.
ROOF: Concrete roof tiles.
Additionally, the simple dual-pitched roof allows for easy and aesthetically pleasing installation of photovoltaic panels (ideally on the southern or eastern/western roof slopes).
MINIMUM PLOT DIMENSIONS:
The best location is with the entrance from the north, east, or west side. Below, we present a variant of the building’s placement on the plot.
If the garage is removed, we have the option to position the building on a shorter plot.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.
However, it is possible to request a change in technology.

We have the ability to easily change the construction of the house to either steel or wood frame technology.
Benefits of frame technology:

PREFABRICATED BARN HOUSE
Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.
The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
