The Barn with Patio Project is a design for a sprawling, single-story house featuring an internal patio or, if you prefer, an atrium open on one side. The house is designed in a “U” shape, with two separate residential wings connected by the living area, which opens up to the patio with large glazing. This project is tailored for people who value a well-thought-out functional layout. The two residential wings ensure a separation, for example, between children and parents. The beautiful glazing extending partially onto the roof is a standout feature that makes a big impression. This single-story design includes large windows, allowing you to enjoy views of the surrounding nature. The minimalist facade features smooth modern plaster and natural wooden planks in the recesses. Burnt wooden planks are used for natural preservation. Additionally, the project includes a two-car garage.
In the entrance area, a convenient vestibule and a wardrobe are connected to the garage. At the front, next to the entrance area, is the first bedroom wing, which includes a bedroom with its own wardrobe and bathroom, an additional room for an office, and a laundry room with a toilet. From the vestibule, you enter the living area, which begins with the dining room and kitchen featuring a large island, all of which is open to the internal patio. The glazing here partially extends onto the roof, brightening the interior and opening it up to the outside. Next, there is a large living room with large windows opening onto the plot and garden. Next to the living room, there is a passage to the second bedroom wing, which consists of three bedrooms and a bathroom. The bedrooms are very comfortable and well-arranged, all with direct access to the terrace or garden. The master bedroom has its own wardrobe and bathroom.
The attic in the building is non-usable.

A modern and minimalist single-story house in a U-shape, covered with a symmetrical gable roof with a 30° pitch (the ridge parallel to the access road). The structural layout is based on three axes, with a rafter-purlin-tie beam roof system. The building’s facade is simple and modern, featuring smooth white plaster, light-colored metal roofing, and recesses finished with natural light wooden boards. As always, we can adjust the facade to your preferred colors and materials. In terms of urban planning, the building is suitable for plots with access from the east, west, or north.
BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY
The building is designed to meet energy-efficient standards in compliance with the Technical Conditions 2021. It includes underfloor heating powered by an air-source heat pump and mechanical ventilation with heat recovery (recuperation).
WALLS: double-layer – aerated concrete block + graphite polystyrene insulation, interior partition walls made of silicate blocks
FACADE: silicone plaster + charred wooden boards
CEILING: monolithic reinforced concrete

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE
Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.
The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
