FUNCTIONAL LAYOUT:

The Barn House Smart + Solo is a larger version of our bestseller, Barn House Smart, but this time without a garage. The project features a beautiful living area that is very comfortable and well-lit with large windows. The living room is connected to the kitchen, which is discreetly tucked away in a niche. Its function is complemented by a large pantry accessible directly from the kitchen. Returning to the living room, the space is expanded by the stairs leading to the attic (the attic in the project is unused, but can easily be adapted for additional rooms, a playroom, or even a loft with workspace). Under the stairs, there is a wardrobe/storage room, which can be enlarged or used to add space to rooms or the living room if stairs are omitted.

 

The building is clearly divided into a daytime and nighttime/private zone. In Barn House Smart + Solo, we designed 3 bedrooms with direct access to the garden. One of them is the master bedroom with a private bathroom and wardrobe. There is also a room that can serve as a home office or an additional bedroom. Of course, there is a bathroom and a utility room with a laundry area.

 

The building is a simple rectangular structure. The entrance area is emphasized by minimalist roofing. The simple form of the building combined with beautiful, noble wood on the facade creates a truly unique duo. Of course, the materials can be adjusted to your preferences or the context of the investment location.

 

Barn House Smart + Solo is a meticulously designed project, optimized for construction, highly ergonomic, and energy-efficient. It was created to maximize functionality and floor area in relation to construction costs. The house is perfect for four people (family 2+2), and thanks to the possibility of adapting the attic, it can accommodate even a larger family or provide additional hobby space. It offers many options for placement on the plot.

A simple single-story house in the style of a modern barn, with a rectangular footprint, covered by a symmetrical, dual-pitched roof with a slope angle of 35°. The barn maintains a uniform and minimalist style, with a significant feature being the large glass facade on the gable end. The facade is divided into two parts, allowing for the installation of blinds or shades in the lower section.

The building has a very straightforward structural layout, with a simple dual-pitched roof and a wooden ceiling supported by wooden trusses, which can be prefabricated. This makes the house easy and economical to build.

The facade of the building is modern, minimalist, and timeless, using two colors of weathered wooden boards. There is the option to customize the materials to match the local context or the investor’s individual preferences.

The basic design of the project is adaptable to plots with a view from the rear or side elevation. Urbanistically, the building can be tailored to fit practically any plot, provided its dimensions allow for its placement.


UILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building has been designed to meet energy-efficient standards in accordance with the Technical Conditions of 2021. It features underfloor heating via an air-source heat pump and mechanical ventilation with heat recovery.

WALLS: Two-layer construction – cellular concrete blocks with graphite polystyrene insulation, and partition walls made of silicate.

ELEVATION: Weathered wooden boards.

CEILING: Wooden ceiling supported by lower trusses of roof trusses.

STAIRS: Wooden staircase system.

ROOF: Ceramic or concrete roof tiles.

STRUCTURE: Compliant with Eurocode standards.

Additionally, the simple dual-pitched roof allows for the installation of photovoltaic panels.

DESIGN ASSUMPTIONS FOR SMART BUILDINGS FAMILY:

 

MINIMUM DIMENSIONS OF THE PLOT 

Due to the compact shape, the building can be positioned on the plot in several variants.

Variant 1 assumes entry to the plot from the shorter side of the building.

Variant 2 assumes entry to the plot from the longer side of the building.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

 

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

FRAME BARN HOUSE

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

PREFABRICATED BARN HOUSE

Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
