FUNCTIONAL LAYOUT:
The building has a simple and clear functional layout. In the entrance area, there is a convenient vestibule and a wardrobe connected through a utility room to the garage. From the vestibule, we enter the living area of the house, which includes a comfortable living room and a kitchen with a large island. There is a pantry next to the kitchen. In the second part of the house, there are three bedrooms and a master bedroom with a walk-in closet and a bathroom. The house has a separate toilet and two bathrooms, one of which is a private bathroom dedicated to the master bedroom (it can be converted into a shared bathroom). The utility room provides space for all necessary technical equipment, as well as a washing machine and dryer. The living room and all the bedrooms have access to a terrace and garden. The living room is additionally open to the full height, up to the roof structure. In the living room, there is the possibility of installing stairs for the adaptation of the attic for residential purposes.
Our largest S-model is a more comfortable and larger version of the Barn House S+. The Barn House S+ Premium is a simple single-story house (with the possibility of attic adaptation) with a straightforward rectangular floor plan. Even on the ground floor alone, it accommodates up to 4 bedrooms, making it suitable for large families even without attic adaptation. The functional layout is well-thought-out, as well as simple and intuitive. Similar to the previous S-type Stodoła designs, the garage is independent, allowing flexibility to forgo it, construct it at a later time, or relocate and modify its dimensions. This provides great adaptability to different land plots. The proposed building facade is modern and minimalist, featuring dark shades of graphite slate or fiber cement tiles, contrasted with the natural hue of gray wooden boards. It makes a stunning impression!
BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY
The building is designed with an energy-efficient standard compliant with the 2021 Technical Conditions, including underfloor heating through an air heat pump and mechanical ventilation with heat recovery.

An additional garage volume is attached to the building from the entrance side (the garage volume is independent, and the building can exist without it). The building features a very straightforward structural layout based on three axes, a simple gable roof, and a wooden ceiling, making it easy and cost-effective to construct. The building facade is modern and minimalist, with a dark color palette – graphite slate or fiber cement tiles combined with the natural shade of gray wooden boards. There is the option to customize the materials to align with the local context or the investor’s individual preferences.
Urbanistically, the building is suitable for a plot with a northern entrance. There is the possibility of changing the garage’s location to fit narrow plots with eastern or western entrances, depending on the version.
MINIMUM DIMENSIONS OF THE PLOT:
The building can be situated in several variants, primarily with the entrance from the northern side (Variant 1 and Variant 2). There is the possibility of placing the garage on the side of the building and having the entrance from the east and west (Variant 3). More information about this variant can be found in Barn House S+ Long, similar in size to S+ Premium. If the garage is not included, it is possible to place the building on a smaller plot.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

We have the ability to easily change the construction of the house to either steel or wood frame technology.
Benefits of frame technology:

PREFABRICATED BARN HOUSE
Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.
The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.

Szukając projektu zależało mi na domu parterowym i nowoczesnym stylu. Projekt S+ Premium od razu skradł moje serce prostotą, a zarazem stylistyką nie do podrobienia. Jeżeli chodzi o funkcję cenię sobie rozdzielenie części prywatnej od dziennej. Na etapie budowy wprowadziłam zmianę i zrobiła z trzech pokoi dwa, nie adaptowałam poddasza, cała reszta pozostała bez zmian.
