FUNCTIONAL LAYOUT:
BarnHouse Optimum is a single-story house, cost-effective in construction, optimized in terms of functionality, structure, and energy efficiency. It has a simple, clear functional layout. The entrance area features a convenient vestibule with space for a large wardrobe. Adjacent to it is a utility room. The entire layout is planned along one axis, culminating in a living room with a dining area and an open, truly spacious kitchen. Large windows illuminate the space, visually enlarge it, and provide a visual connection with the plot. In the living room, large sliding HS windows and a large “cushion” window are designed, with a windowsill at a height of 40cm where a comfortable seating arrangement can be arranged. From the living room, stairs lead to the attic (the attic is unused but can be adapted for residential purposes). In case the attic is not adapted, the stairs can be easily omitted, gaining space in the living room or bedrooms.
The private part of the building houses three bedrooms, including a master bedroom with a private bathroom and a walk-in closet. In addition, there is a shared bathroom and a room that can be used as an office or guest room.
The project does not include a garage, making it ideal for smaller plots. However, there is no problem to add a garage or a carport at the front (e.g., like in Barn House S+). Also, check out the version with Barnhouse Optimum with Garage.
FORM:
Simple single-story house in the style of a modern barn, with a rectangular floor plan and a symmetrical, double-pitched roof with a 30° slope. The building is characterized by a uniform and minimalist design. Accent features such as canopies and eaves have been eliminated to make the building versatile and, most importantly, to avoid additional costs during construction.
The building has a very simple structural layout based on four axes, a simple double-pitched roof, and a wooden floor structure. This makes the house easy and cost-effective to build.
The facade of the building uses white silicone plaster and dark, weathered wood, creating a visually appealing color scheme. There is the possibility of customizing the materials to match the local context or the investor’s individual preferences.
BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY
The building has been designed in an energy-efficient standard compliant with the 2021 Technical Conditions. It includes underfloor heating, an air heat pump, and mechanical ventilation with heat recovery.
WALLS: Two-layer construction – autoclaved aerated concrete blocks + graphite polystyrene insulation; partition walls made of silicate materials.
FAÇADE: Weathered wooden cladding, light-colored plaster.
FLOOR STRUCTURE: Wooden floor structure.
STAIRS: Modular wooden stairs.
ROOF: Standing seam metal roofing.
Additionally, the simple double-pitched roof allows for easy and aesthetically pleasing installation of photovoltaic panels (preferably on the southern or eastern/western roof slopes).
MINIMUM DIMENSIONS OF THE PLOT:
The optimal placement is to have the entrance from the northern side of the plot, but it will also work well with entrances from the eastern and western sides. A garage can be added to the building (with slight adjustments to the functional layout of the house) with either a single or double parking space. Below, we present different options for positioning the building with or without a garage on the plot.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
