The Barn House Simple project is a modification of the Barn House L design, aimed at maximizing the number of functions within a completely simple building form. The building does not include a garage, significantly reducing construction costs. A garage or carport can be easily added to the project at a later stage from our offer. The building features a clear functional layout with entry from the gable wall side. It is a house with an attic.

Barn House Simple is an alternative version of the Barn House L. It is a house with an attic, featuring 4 rooms and a bathroom on the attic floor. The building has a simple, clear functional layout with entry from the gable wall side. In the entrance area, there is a convenient vestibule and a toilet, with the exposed staircase to the attic. The entire layout is organized along one communication axis, ending in a large, spacious living room with large windows connecting to the plot and terrace. In the first part of the house, there is a room with a private bathroom and a wardrobe. The utility room is centrally located. At the end of the building, there is an open kitchen connected to the dining area and the living room. Large sliding windows open up the view to the plot, with the option to install facade blinds.

From the entrance area, stairs lead to the attic. On the attic floor, there are 4 rooms and one bathroom. The room at the front has a window in the gable wall of the building, while the room at the other end of the corridor also has large windows opening onto the garden area of the plot. The attic can be easily divided differently to make the rooms larger. There are roof windows in the bathroom and rooms.

Functionally, it is possible to forgo the garage structure, leaving only the building in its simple, compact form. The building can serve as a residential dwelling or could easily function as a weekend retreat or rental property.

The Barn House Simple project is a modification of the Barn House L design, aimed at maximizing the number of functions within a totally simple building form. The building does not include a garage, significantly reducing construction costs. A carport or garage from our offer can be added to the residential building in such a way that it can be connected through the vestibule. On the ground floor, there is a master bedroom with a bathroom and wardrobe. A pantry, utility room, and comfortable living room with a kitchen and dining area can also be found. Upstairs, there are four rooms and one bathroom. The room at the front has a window in the gable wall of the building, while the room at the other end of the corridor also has large windows opening onto the garden area of the plot. The attic can be easily divided differently to make the rooms larger. There are roof windows in the bathroom and rooms.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building is designed in an energy-efficient standard compliant with the 2021 Technical Conditions – underfloor heating via an air heat pump, mechanical ventilation with heat recovery.

MASONRY WALLS: two-layer – cellular concrete block + polystyrene/rock wool, silicate partition walls ELEVATION: brick tile, light wooden cladding CEILING: prefabricated string-reinforced concrete slabs STAIRS: wooden system stairs ROOF: ceramic or concrete roof tiles

Additionally, the simple, gable roof allows for the installation of a photovoltaic system with up to 34 panels on one slope, generating a power of approximately 11 kW. In the visualizations, 10 panels generating about 5 kW of power are presented.

BUILDING SHAPE:

A simple house with a usable attic in the form of a rectangular barn, covered with a simple, symmetrical gable roof with a slope angle of 45°. The building, through its simplicity and minimalist form, emphasizes modernity. The modernity of the form is highlighted by a glass facade illuminating the living area with a protruding roof on the rear gable wall side. The facade is divided into two parts, allowing for the installation of facade blinds in the lower part. The protruding roof over the upper part limits the penetration of sunlight.

The building has a very simple structural layout based on four axes, a simple gable roof, and a concrete ceiling. This makes the house easy and economical to build.

The modern elevation of the building is finished with white plaster, with light-burnt wooden elements used accentually. The burning technique protects the wood from external weather conditions. The buildings can also be made in the “urban” version, with white plaster. There is the possibility of adjusting the materials to match the local context or the individual preferences of the investor.

The basic design of the project is adapted to plots with a view from the rear gable wall side. Various variants have been presented below. Urbanistically, the building fits best on a plot with access from the west, east, and north, with the longer slope of the building facing south, which is convenient for the location of photovoltaics.

MINIMUM PLOT DIMENSIONS:

The building can be situated in several variants. The basic Variant with the entrance from the west, east, and north sides (Variant 1). (Variant 2) with access from the south, east, and west sides along the longer side of the building. Depending on the size of the plot, there is the possibility to add a garage and a carport to the project.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
