The building has a simple and clear functional layout. The entire set of functions is arranged around a green atrium, which serves as the central feature of the design. The atrium functions to provide natural light and constant contact with greenery inside the building. It can also serve as a private and intimate outdoor terrace area. The atrium can optionally be covered to create a winter garden within the building. The covered entrance to the building is located in the middle of the front facade.

In the entrance area, a convenient vestibule with a wardrobe is designed, connected to the double parking garage through a technical room. In the circulation area, there is a hallway that offers a view of the atrium, with an entrance to the office on the left or to the living area of the house on the right.

The side wing of the building consists of a spacious kitchen with a window facing the front, a large island, and a pantry, as well as a dining room and a living room. The living room and dining room are glazed and illuminated from two sides. The living room has an open design that extends to the full height of the roof structure, giving the interior a unique character. The glazed elements bring in ample natural light, expand the space, and provide a connection to the outdoor area and greenery practically from every part of the house.

Adjacent to the living room is a covered terrace that opens up to the plot. (If the terrace is not desired, this space can be used to create additional areas such as a spa zone or a television room.) In the remaining part of the building, there is a master bedroom with a private bathroom and a walk-in closet, three additional bedrooms, a bathroom, and a laundry room.

The building has been designed in an energy-efficient standard compliant with the 2021 Technical Conditions. It includes underfloor heating with air heat pump, and mechanical ventilation with heat recovery.

WALLS: Two-layer construction – cellular concrete blocks with graphite polystyrene insulation; interior walls made of silicate materials.

FAÇADE: Brick tiles + wooden cladding + metal cladding.

FLOOR STRUCTURE: Wooden floor structure – including the roof truss (possibility of prefabrication).

STAIRS: Not specified (possibility of incorporating modular stairs or attic access). ROOF: Concrete or ceramic flat roof tiles.

ENERGY PERFORMANCE INDICATORS

EU=52.1 kWh/(m2·year) – annual energy demand indicator for usable energy.

EK=35.3 kWh/(m2·year) – annual energy demand indicator for final energy.

EP=69.0 kWh/(m2·year) – annual energy demand indicator for primary energy.

Additionally, the simple double-pitched roof allows for the installation of photovoltaic panels on the southern and western slopes. The visualizations show 32 panels generating approximately 10 kW of power.

A simple single-story house in the form of a modern barn with a square plan and an atrium, covered by a double-pitched roof with a 30° slope. The building is designed in a uniform and minimalist style. The glazed terrace area and the internal green atrium provide a striking contrast to the subdued rectangular form of the building. The atrium can be covered to create a winter garden inside the house. There is also the option to design a flat roof instead of the double-pitched roof (subject to local zoning regulations or building permits).

The building has a very simple structural layout based on a consistent module and a simple double-pitched roof with prefabricated trusses. This makes the house easy, fast, and cost-effective to build.

The facade of the building combines cut brick or brick tiles with the modern form of the building. Light-colored Siberian larch wood is used as a complementary element on the terrace recesses. The base design of the project is suited for plots with a rear or side garden view. Various layout options are presented below. Urbanistically, the building is best suited for a plot with an entrance from the north or west. In such a layout, the main glazing is oriented towards the garden area of the plot and the south.

MINIMUM PLOT DIMENSIONS:

The building is suitable for plots with entrances from all sides, but it is most advantageous to have the entrance from the north or west.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

PREFABRICATED BARN HOUSE

Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
