FUNCTIONAL LAYOUT:

The Barn House T is a perfect design for those who value a well-thought-out, intuitive functional layout. The comfortable space is arranged on a plan of two barns perpendicular to each other. The arrangement of the two building blocks effectively divides the internal space into public and private areas, with all rooms having access to the garden and recreational part of the plot. Additionally, the layout of the building provides privacy to the recreational area by “shielding” it from two sides, creating a cozy space accessible from both the living room and each bedroom in the house. The building layout is easy to modify; if you wish to enlarge the building, you can simply extend or reduce the length of individual wings.

We enter the building from the longer side through a large vestibule, illuminated by large glazing. The entrance doors are covered, and the covering protects most of the entrance area, allowing comfortable movement between the house and the garage, even in adverse weather conditions. The garage is also directly connected to the vestibule. After exiting the vestibule, we find ourselves in a corridor that leads to the daytime zone and includes stairs to the attic. The private zone is located in the side wing.

Along the corridor, there are a laundry room and a toilet. In the daytime zone, there is a spacious kitchen annex with a pantry, a dining area illuminated from two sides, and a cozy seating area with a stove or fireplace.

The entire bedroom zone is closed with sliding doors to ensure exceptional privacy. Two bedrooms have access to a spacious bathroom, which accommodates both a bathtub and a comfortable shower. The master bedroom, located at the end of the corridor, has its own bathroom and walk-in closet. All three bedrooms have large windows with access to the terrace.

The garage is a two-car garage with storage space and an exit to the terrace. From the garage, you can also access the utility room.

The attic has a usable ceiling, is spacious, and offers ample design possibilities. Depending on changing needs, it can serve as an office, a play area on the mezzanine, or a guest space. It can also be fully arranged for residential purposes.

FORM:

A simple, modern single-story house in the shape of the letter T, covered with a symmetrical four-pitched roof with a 35° pitch angle. The barn is designed in a unified and minimalist style, using two contrasting colors on the facade. The overall shape is complemented by front and rear roof overhangs.

The building has a simple structural layout based on two rectangles and four main axes, with a four-pitched roof and reinforced concrete floor.

The modern facade of the building features light plaster, with dark decorative plaster or clinker used in accent areas. There is the possibility of adjusting the materials to match the local context or the investor’s individual preferences.

Due to its T-shaped floor plan, the building is suitable for almost any plot in urban settings. The ideal positioning is to have the entrance from the north, east, or west side. Modifying the entrance to the garage on the side is also a good option for plots with a south-facing entrance.

 


BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY:

The building is designed to meet energy-efficient standards in accordance with the Technical Conditions 2021, featuring underfloor heating through an air heat pump and mechanical ventilation with heat recovery.

MASONRY WALLS: Two-layered – cellular concrete blocks + graphite polystyrene, partition walls made of silicate.

ELEVATION: Light plaster with accents of graphite-colored/dark clinker.

CEILING: Reinforced concrete floor.

STAIRS: Systematic.

ROOF: Standing seam metal roof on a solid substructure.

Additionally, the simple roof design allows for the installation of a photovoltaic system, either as an integrated solution.

MINIMUM PLOT DIMENSIONS:

Due to the shape of the T-shaped building, it can be positioned in two variants on virtually any plot. The ideal positioning is to have the entrance from the north, east, or west side. Modifying the entrance to the garage on the side is also a very good option for plots with a south-facing entrance. If the garage is reduced to a single-car space, the design is suitable for narrower plots.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
