Are you familiar with our S family projects? It was our bestseller in 2022. If you liked its uncomplicated layout but are looking for a touch of luxury, this project is for you. The Barn House S+ Exclusive is a modern one-story house (with the possibility of attic adaptation) with a rectangular floor plan. The ground floor alone accommodates 4 bedrooms, and with the potential to convert the attic into two additional rooms, it makes an excellent home for a larger family. This project features a simple functional layout – just the way we like it!

In the entrance area, a convenient vestibule and wardrobe are connected to a technical room and garage. From the vestibule, you enter the living area of the house with a comfortable living room and kitchen, which has a practical pantry. The living room has beautiful large windows, as well as a new triangular window located in the void of the living room, just under the roof, which beautifully illuminates the space from the gable wall of the building. The bedrooms are very comfortable and well-arranged, all with direct access to the terrace and garden. The master bedroom has its own wardrobe and bathroom. The side of the terrace is covered, allowing you to spend time there regardless of the weather.

The attic is not usable, but it can be successfully adapted into a home office, a playroom on the mezzanine, or a guest space. You can also easily eliminate the stairs to enlarge the living room, using the attic solely as a storage loft.

THE FORM:

A simple, modern single-story house (with the possibility of attic adaptation), with a rectangular floor plan, covered by a symmetrical gable roof with a 30° slope (ridge parallel to the driveway). Adjacent to the building, on the entrance side, is a garage unit (the unit is independent, and the building can exist without the garage). The structure relies on a very straightforward layout based on three axes, with a simple gable roof in the form of a wooden truss, making the house easy and cost-effective to construct. The building facade is modern, minimalist, and timeless, with a natural tone – red natural brick and oak-colored wood. There is an option to customize materials to match the local context or the investor’s preferences. Urbanistically, the building suits a plot with a north-facing entrance. There’s also the possibility to adjust the garage location to fit narrow plots with entrances from the east or west, depending on the version.

 


BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building is designed to meet energy-efficient standards compliant with the Technical Conditions of 2021, including underfloor heating via an air-source heat pump and mechanical ventilation with heat recovery.

MASONRY WALLS: Two-layered – cellular concrete block + graphite polystyrene, partition walls are silicate.

FAÇADE: Brick tiles + wooden planks.

CEILING: Wooden – wooden truss (possibility of prefabrication).

STAIRS: Modular wooden.

ROOF: Fiber-cement tile or slate.

STRUCTURE: According to Eurocode standards.

Additionally, the simple roof design allows for the installation of photovoltaic systems, including integrated types.

MINIMUM DIMENSIONS OF THE PLOT:

The building can be situated in several variants. In the basic version, it can be placed with the entrance from the preferred northern side (Variant 1) or with the entrance from the western side (Variant 2), or in Variant 3 – for long and narrow plots – similar to the Barn House S+ Exclusive Long project.

By opting out of the garage, it’s possible to position the building on a shorter plot.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

PREFABRICATED BARN HOUSE

Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

What do you gain in return? Among other things:

  • quick realization of the house even in 4-5 months, and thus also immunity to unstable prices on the market

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
