If you were enchanted by the Barn House S+ Exclusive but want to build on a larger scale, you’ve found the answer. The Barn House S+ Superb single-story house project features large glazing in the living room, a very comfortable kitchen with a pantry, and four bedrooms. This project is designed for those who value a thoughtful, intuitive functional layout, allowing you to admire the surrounding nature through expansive windows.
The house is designed in a T-shape. The entrance area includes a spacious vestibule connected to a wardrobe and a very convenient garage, which has a large nook for storing bicycles or a home workshop. The garage is additionally connected to a technical room. The house is clearly divided into two wings: one is the day zone, featuring a comfortable, glass-enclosed living room and a spacious kitchen connected to the dining area. There is also an ideal office space with a guest WC nearby. This area opens up to a partially covered terrace.
The second wing of the building is the private zone of the house, consisting of two identical-sized children’s rooms, a master bedroom with a beautiful glass corner, a wardrobe, and the largest bathroom in the house, which also includes a sauna. This section of the house features a shared bathroom and a convenient laundry room.
The project is equipped with energy-efficient installations, including a heat pump and a ventilation recovery system.

SHAPE:
A modern and minimalist single-story house designed in the shape of a T, topped with a multi-pitched, symmetrical roof with a slope of 30° (the main ridge is parallel to the access road). The front side of the building features a vestibule, a wardrobe, and a garage with access to a technical room. The main circulation corridor is in the shape of an L, running along the entire building and connecting various functions. Directly adjacent to the garden area is the living room with a dining area and kitchen, open to the relaxation part of the plot. From this space, there is also access to a comfortable covered terrace.
In the center of the layout, there is an office, a toilet, and a publicly accessible bathroom. At the end of the corridor, there is a laundry room, two bedrooms, and a master bedroom with a private wardrobe and bathroom. The attic is non-usable and serves as a storage space. The corridor includes a hatch to the attic.
Facade:
The building’s facade is modern, natural, and timeless—a combination of gray clinker brick with charred wood will work perfectly in this design. There is also the possibility to adjust the materials to reflect the local context or the individual preferences of the investor.
BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY
The building has been designed to an energy-efficient standard in accordance with the Technical Conditions 2021—featuring underfloor heating via an air source heat pump and mechanical ventilation with heat recovery.
WALLS: Two-layer construction—cellular concrete blocks + graphite polystyrene; partition walls made of silicate blocks.
FACADE: Clinker tiles + charred wooden boards; on the gable walls at the attic level—fiber-cement tiles or natural slate in a dark gray color.
FLOOR: Wooden.
ROOF: Covered with fiber-cement tiles or natural slate in a dark gray color.
STRUCTURE: In compliance with Eurocode standards.
Additionally, the simple roof design allows for the installation of a photovoltaic system, including built-in options.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
