FUNCTIONAL LAYOUT:
BarnHouse Optimum with a Garage is a single-story house, economical to build, optimized for functionality, construction, and energy efficiency. It features a simple and clear functional layout. The entrance zone includes a convenient vestibule with space for a large wardrobe with seating, well-lit by large windows, connected to a utility room and a garage.
From the vestibule, we enter directly into the heart of the house – the living area. Large windows illuminate the space, visually expanding it and providing a visual connection to the surrounding property. The living room is designed with large sliding windows (HS type) and a large “cushion” window with a 40cm-high sill, where a comfortable seating area can be arranged. From the living room, stairs lead to the attic (the attic is non-functional but can be adapted for residential purposes). In case of not adapting the attic, the stairs can be easily omitted, gaining more floor area in the living room or bedrooms.
The house is planned along a single communication axis, with the living room and dining area on one side and a private area on the other. There are three bedrooms, including one with a private bathroom. Additionally, there is a shared bathroom and a room that can serve as an office or guest room.
Depending on your plot, the garage can be located on the side of the building or converted into a shelter. However, if you are interested in the version without a garage, please see the Barn House Optimum .
FORM:
A simple single-story barn house with a rectangular floor plan, covered by a symmetrical, pitched roof with a 30° slope. The building is designed in a unified and minimalist style. Accents such as canopies and eaves have been eliminated to make the building versatile and, above all, cost-effective during construction.
The house features a very straightforward structural layout based on four axes, a simple pitched roof, and a wooden ceiling. This makes the construction process easy and economical.
BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY
The building is designed with energy efficiency in mind, in accordance with the 2021 Technical Conditions – it includes underfloor heating, an air heat pump, and mechanical ventilation with heat recovery.
WALLS: Two-layer construction – cellular concrete blocks with graphite polystyrene insulation, silicate partition walls.
FAÇADE: Burnt wood cladding, light-colored plaster.
CEILING: Wooden ceiling.
STAIRS: Modular wooden stairs.
ROOF: Ceramic or concrete roof tiles.
Additionally, the simple pitched roof allows for easy and aesthetically pleasing installation of photovoltaic panels (preferably on the south or east/west slope).
The façade of the building features white silicone plaster and dark burnt wood, creating an appealing color scheme. There is the possibility of adjusting the materials to match the local context or the investor’s individual preferences.
MINIMAL DIMENSIONS OF THE PLOT:
The best location is to have the entrance from the northern side of the plot, but it will also work very well with entrances from the eastern and western sides. Below, we present different variations of positioning the building with a garage on the plot.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE
Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.
The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
