FUNCTIONAL LAYOUT:
The building has a simple and clear functional layout. A covered area leads to the building. In the entrance zone, there is a convenient vestibule connected to a two-car garage with a utility room. The entire layout is organized along a single communication axis, ending with the living room. Windows provide ample natural light, enlarging the space and connecting it with the plot and terraces. In the first part of the house, the main bedroom is located, featuring a private bathroom and a spacious wardrobe. At the end of the building, there is a kitchen connected to the dining area and living room. The comfortable and spacious kitchen, equipped with a large island, includes a pantry. The living room is open to the full height of the roof structure and opens onto the terrace and plot through large windows on two sides of the building. The facade is divided into two parts, allowing for the installation of blinds on the lower part, while the projecting roof limits the penetration of sunlight and provides a canopy over the terrace. The enclosure of the terrace also ensures privacy in case of limited distance to the side boundaries of the plot and neighboring buildings, as well as protection against wind. Built-in furniture is planned in the niches of the living room, allowing for an orderly arrangement of the furniture.
From the communication corridor, stairs lead to the attic. On the attic floor, there are three rooms, a bathroom, and a laundry room with a drying and ironing area, as well as an additional wardrobe. The end rooms have a window in the front wall and a glazed opening from the mezzanine to the living room on the garden side.
The building is a two-story house with a usable attic, designed in the style of a modern barn. It features a simple structure and a minimalist form, which contributes to energy efficiency.

STANDARD AND CONSTRUCTION TECHNOLOGY
The building is designed to meet energy-saving standards in accordance with the Technical Conditions of 2021, including underfloor heating through an air heat pump and mechanical ventilation with heat recovery.
WALLS: Two-layer construction – cellular concrete blocks with graphite polystyrene insulation, silicate partition walls.
FAÇADE: Silicone plaster, light wooden cladding.
CEILING: Prefabricated concrete channel slabs.
STAIRS: Modular wooden stairs.
ROOF: Ceramic or concrete roof tiles.
ENERGY PERFORMANCE INDICATORS
EU=37.3 kWh/(m2·year) – annual energy demand indicator for operational use EK=23.0 kWh/(m2·year) – annual energy demand indicator for final use EP=69.0 kWh/(m2·year) – annual primary energy demand indicator
Additionally, the simple, gable roof allows for the installation of a photovoltaic system with up to 45 panels, generating approximately 13.5 kW of power.
BUILDING FORM:
The building is a simple, two-story barn-type house with a rectangular plan and a symmetrical gable roof with a 45° slope. It follows a unified and minimalist design style. A notable feature is the large glass facade with a projecting roof on the rear gable wall. The facade is divided into two parts, allowing for the installation of blinds on the lower section. The projecting roof limits the penetration of sunlight and provides a canopy over the terrace.
The building has a straightforward structural layout based on four axes, a simple gable roof, and a concrete ceiling. This makes the construction of the house easy and cost-effective.
The facade of the building features white silicone plaster. Additionally, light oiled wood is used on the terrace recesses. It is possible to customize the materials to match the local context or the investor’s preferences.
The base design of the project is tailored to long and narrow plots with a view from the rear gable wall. Various options are presented below. Urbanistically, the building fits best on a plot with access
MINIMAL DIMENSIONS OF THE PLOT:
The building can be situated in several variants. The basic variant is located with the entrance from the west and north sides (Variant 1). There is also the possibility to design the entrance and access to the building from the south side (Variant 2, possible as modifications to the basic variant). The project also allows for the option of eliminating the garage and using that space for additional living rooms or as an office or study. If there is a need to enlarge the building, the garage can be located on the side, and the resulting space in the main structure can be adapted into additional living rooms or as an office or study (Variant BarnHouse L+). With this arrangement, the building will have an approximate area of 272 m2.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.
- OPTION 1 Entrance from the west and north
- OPTION 2 Entrance from the south. The garage door and entrance have been moved to the side wall of the building
- OPTION L+ refers to the option where the garage in the block is adapted into living quarters.
However, it is possible to request a change in technology.
If you are interested in changing technology – contact us by e-mail.
FRAME BARN HOUSE
We have the ability to easily change the construction of the house to either steel or wood frame technology.
Benefits of frame technology:
- wooden frameworks are more resistant to shocks and seismic forces than traditional masonry structures
- a more environmentally friendly solution
- shorter construction time, shorter working hours for workers
PREFABRICATED BARN HOUSE
Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.
The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.
Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.
What do you gain in return? Among other things:
- an ecological house made of natural materials
- quick realization of the house even in 4-5 months, and thus also immunity to unstable prices on the market
- minimal involvement in the construction – without the restriction of teams and materi
greater usable area of the building due to the smaller thickness of the walls - a house situated on a foundation slab
- guidance and advice from an experienced team
- noticeably better quality and durability of individual components.

Standard Plan
Mirrored Plan
Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
If you are interested or have any questions regarding this, please contact us.
Describe in an email the modifications you are interested in, and we will price them individually.
