The building has a simple and clear functional layout. The entrance area features a convenient vestibule connected to a two-car garage. In the first part of the house, a private area has been designated, consisting of two rooms, a bathroom, and a utility room. In the central part of the building, there is the main bedroom with an independent private bathroom and a spacious wardrobe. The entire layout is organized along one communication axis, culminating in the living room. The use of glass elements allows for ample natural light, enlarging the space and providing a connection with the plot and terraces. The comfortable and spacious kitchen, featuring a large island (as well as a pantry), is connected to the dining area and living room. The living room is open up to the ceiling, creating a sense of openness. Built-in furniture is planned in the recess of the living room, allowing for organized storage. The living area opens up to the terraces and the plot through large windows on two sides of the building. The glass facade is divided into two parts, allowing for the installation of blinds on the lower section, while the extended roof limits the penetration of sunlight and creates a roofed area above the terrace. In the living room, structural elements have been concealed to preserve the view in the living room and mezzanine.

Stairs to the mezzanine have been designed in the building’s circulation area, which is open to the living room. The attic also contains a storage area, with the possibility of adapting it into usable rooms. In the case of attic conversion, it is possible to raise the knee walls or change the roof slope angle. The space behind the garage can be expanded to include an additional room or utility area for the building.

Functionally, it is possible to omit the garage volume, leaving the building in its simple, compact form.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building has been designed in an energy-efficient standard in accordance with the Technical Conditions 2021, including underfloor heating through an air heat pump and mechanical ventilation with heat recovery.

MASONRY WALLS: Two-layered – cellular concrete blocks + graphite polystyrene/mineral wool, partition walls made of silicate. FACADE: Aluminum or steel sheeting, light wooden boards, silicone plaster. CEILING: Prefabricated concrete channel slabs. STAIRS: Systemic wooden stairs. ROOF: Aluminum or steel sheeting.

ENERGY CHARACTERISTICS INDICATORS

EU=37.3 kWh/(m2·year) – annual specific energy consumption indicator for usable energy

EK=23.0 kWh/(m2·year) – annual specific energy consumption indicator for final energy

EP=69.0 kWh/(m2·year) – annual specific energy consumption indicator for primary energy

Additionally, the simple gable roof allows for the installation of a photovoltaic system with as many as 55 panels, generating a power of approximately 17 kW. The visualizations show 22 panels generating approximately 8 kW of power.

MINIMAL DIMENSIONS OF THE PLOT:

The building can be located in several variants. The basic variant is positioned at the entrance from the west and north sides (Variant 1). There is the possibility of removing the garage, resulting in a simple, minimalist form (Variant 2, achievable as a modification of the basic variant). Depending on the size of the plot, it is also possible to forgo the garage or relocate it to fit the plot with a southern entrance. Additionally, it is possible to purchase an auxiliary building design (designated as “bg”) that is stylistically matched to the main building and has dimensions of 1.5-3m x 6.5m. This auxiliary building can be located within the plot boundary (taking into account fire safety regulations).

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

FRAME BARN HOUSE

We have the ability to easily change the construction of the house to either steel or wood frame technology.

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The type of technology will be customized based on the selected type of project and technical requirements due to weather conditions, soil, etc. found in the area.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
