FUNCTIONAL LAYOUT:

BarnHouse L Compact is the smallest version of the BarnHouse L. The building has a simple and clear functional layout with an entrance on the gable wall side. In the entrance area, there is a convenient vestibule connected through a utility room to a two-car garage. The entire layout is arranged along a single communication axis, culminating in a spacious living room with large windows that provide a connection to the plot and the terrace. The first part of the house accommodates a room with a walk-in closet. In the central part of the layout, there is a pantry and a bathroom. At the end of the building, there is an open kitchen connected to the dining area and the living room, where exposed stairs to the attic are also located. Above the leisure area, there is an open space reaching the height of the roof structure. The glass facade, opening up the view of the plot, is divided into two parts, allowing for the installation of facade blinds on the lower section. The protruding roof above the upper part of the facade limits the penetration of sunlight and creates a roof over the terrace. The enclosure of the terrace also provides privacy in case of small distances to the side boundaries of the plot and neighboring buildings, as well as protection against wind.

From the communication corridor, accessible through stairs open to the living room, we can reach the attic. The attic includes a room with a walk-in closet, a master bedroom with a walk-in closet, and a bathroom. The room on the front side has a window in the gable wall of the building, while the bedroom at the other end of the corridor is illuminated by a section of the glass facade. The bathroom features a roof window. It is possible to easily enclose the void in the living room and create a fourth room.

Functionally, it is possible to eliminate the garage volume, leaving the building in its simple, compact form. The building can serve as a residential property or successfully function as a weekend retreat or rental property.

 

The smallest project from the L series. Compact, yet it lacks nothing! In the BarnHouse L Compact design, we have carefully included all the necessary features down to the centimeter. The result is a well-thought-out home where its small dimensions pose no obstacle to comfortable living. Its simple structure accommodates three bedrooms, each equipped with its own walk-in closet! You can experience such luxury in a building that occupies only 100m2 of floor space. A garage can be added to the residential building in such a way that entry into the apartment is possible through a vestibule. In our design, the garage can accommodate two cars, but it is extremely easy to convert it into a single-car garage or even completely eliminate the garage. On the ground floor, you will find the master bedroom, a bathroom, a pantry, and a comfortable living room with a kitchenette. The open ceiling above the living area makes it visually even more spacious and creates a sense of openness. On the upper floor, two bedrooms share a common bathroom. Access to them is through an anteroom that offers a great view of the living room and impressive glazing. However, if maximizing space is more important to you than the visual effect, you can arrange an additional room instead of the void.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building was designed to meet energy-efficient standards in accordance with the 2021 Technical Conditions – underfloor heating through an air heat pump, mechanical ventilation with heat recovery.

MASONRY WALLS: Double-layered – cellular concrete block + mineral wool, silicate partition walls. FAÇADE: Light wooden cladding, metal sheeting, dark render. CEILING: Monolithic ceiling. STAIRS: Modular wooden, reinforced concrete. ROOF: Ceramic or concrete roof tiles.

ENERGY PERFORMANCE INDICATORS

EU=37.3 kWh/(m2xyear) annual specific energy demand indicator for usable energy. EK=23.0 kWh/(m2xyear) annual specific energy demand indicator for final energy. EP=69.0 kWh/(m2xyear) annual specific energy demand indicator for primary energy.

Additionally, the simple gable roof allows for the installation of a photovoltaic system with up to 34 panels on one roof surface, generating approximately 11 kW of power. The visualizations show 24 panels generating around 8 kW of power.

BUILDING SHAPE:

A simple, compact, two-story building in the form of a modern barn, with a rectangular plan and a symmetrical, pitched roof with a 45° incline. A garage structure with a flat roof is added to the main building volume from the entrance side. It is structurally possible to easily forgo the garage. The building maintains a uniform and minimalist style. A large glass facade on the rear gable wall illuminates the living area with an extended roof. The facade is divided into two parts, allowing for the installation of facade blinds on the lower portion. The extended roof over the upper part limits the penetration of sunlight and creates a roof overhang above the terrace.

The building has a very simple structural layout based on three axes, a simple gable roof, and a concrete ceiling. This makes the house easy and cost-effective to construct.

The natural elevation of the building features preserved wood through a technique called “opalanie.” Opalanie is a method of protecting wood from external weather conditions. The building can also be executed in an “urban” version, with white plaster. It is possible to customize the materials to match the local context or the individual preferences of the investor.

The basic design is suited for plots with a view from the rear gable wall. Various options are presented below. Urbanistically, the building fits best on plots with access from the west or east, where the longer side of the building faces south, which is convenient for the location of photovoltaics. It is also favorable to situate the building on plots with access from the north.

MINIMAL DIMENSIONS OF THE PLOT:

The building can be situated in several variants. The basic variant is located at the entrance from the east and north (Variant 1). It is possible to eliminate the garage, achieving a simple minimalist form (Variant 2, feasible as a modification of the basic variant). Variant 3 involves relocating the garage to the side wall of the building, suitable for plots that are wide but relatively short. Depending on the size of the plot, the project also allows for the option of eliminating the garage or moving it to a side wall of the building.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

 

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

    I first came across Projekt Stodota on Instagram when looking for an architect to design our house in Tofino, BC, Canada.
    I worked with Adam to modify the Stodota L Compact design to include a basement/backsplit floor to function as an Air BNB suite. Adam listened and understood my vision and, then created an excellent design. He shared layout suggestions and option to enhance the final product. His communication was timely and professional. Buying and modifying this house design was very simple and strait forward. Our Canadian builder found the plan clear and easy to use. We are ecstatic with the final result.

    I would use Projekt Stodota again.
