The building’s layout is simple and functional, with distinct areas: a private bedroom wing, a daytime living area, and a connecting entrance space. The entrance link serves as the entryway and includes a spacious, well-lit foyer that opens onto a patio between the buildings. This foyer connects to a large walk-in closet, a utility room, and a double garage.

An entry through the pantry directly to the kitchen offers a functional solution for daily convenience. Upon entering, there’s a direct view of the inner green patio. In the daytime area, there is an open kitchen with a large island and pantry. This space is open-concept, featuring high ceilings up to the roof structure and expansive windows that bring ample natural light. The dining and living areas feel open and bright, with the living room providing views of the surrounding property from three sides and opening directly onto the terrace.

Between the two barn volumes, an inner atrium is designed, connected to an intimate, private terrace that also opens visually onto the property. This terrace is partially covered, offering shaded outdoor space. The bedroom wing is set apart from the main living areas to create a sense of privacy. In this area, there are four bedrooms, a bathroom, a laundry room, and a master suite complete with its own walk-in closet and bathroom. Both the living room and master bedroom provide access to the internal terrace between the two buildings.

Additionally, the space above the kitchen can be adapted into a small mezzanine if the ceiling is modified to concrete, adding even more utility to this modern barn-style home.

When one barn isn’t enough, a Double Barn House  should do the trick!

A modern, single-story building consisting of two barn-style volumes connected by a link. This layout creates a private internal patio at the back, ideal for relaxation. One volume houses the garage and the main living area, including an open kitchen with a pantry, a dining table, and a lounge area. The link serves as the main entrance to the house, featuring a vestibule with a closet and a guest restroom. The second barn-style volume is dedicated to the bedroom area. It includes four bedrooms that share a bathroom with a bathtub, as well as a master bedroom with its own walk-in closet and bathroom. Between the two barn volumes, there is a semi-atrium with a covered terrace.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building was designed to an energy-efficient standard in accordance with Technical Conditions 2021 – underfloor heating via an air source heat pump, mechanical ventilation with recuperation.

Walls: Double-layer construction with aerated concrete blocks and EPS (expanded polystyrene) insulation for thermal efficiency. Interior walls are made from durable silicate blocks for added stability and soundproofing.

Facade: Finished with natural-colored clinker tiles combined with dark silicone plaster, giving the exterior a modern, textured look with excellent weather resistance.

Ceiling: Wooden structure including a wooden roof truss, with an option for prefabrication, which simplifies and speeds up construction.

Stairs: No interior stairs are included in the design, though there is an option to add modular stairs or an access hatch to the non-usable attic.

Roof: The gabled roof is finished with either flat concrete or ceramic tiles, providing a sleek, minimalist profile.

The simple, double-pitched roof design allows for the installation of solar panels on the southern and western slopes. Visualizations show 21 panels capable of generating approximately 8 kW of power, contributing to the home’s energy efficiency.


SHAPE:

This design features a straightforward single-story home consisting of two modern barn-style structures topped with symmetrical gabled roofs at a 40-degree pitch. The two main volumes are connected by a link with a flat roof. The building is maintained in a minimalist, cohesive style, with the option to design a terrace on the link’s roof or the gabled roof if required by the local zoning plan (MPZP) or building conditions (WZ).

A significant advantage of this design is the space between the buildings, creating a patio and an intimate terrace that opens onto the plot. Thanks to numerous glazing elements, this space feels as if it flows into the interior.

A characteristic feature that contrasts with the subdued rectangular form is a large triangular glazing on the rear gable wall, covered by the roof. This glazing brightens the open living area. The extended roof reduces sun penetration and creates partial coverage over the terrace.

The building has a simple structural layout based on external load-bearing walls, minimal spans, and gabled roofs. The roof structure relies on trusses and traditional framing in the open living area, making the house easy and economical to construct.

MINIMUM PLOT DIMENSIONS:

The building is suitable for plots with access from any direction, but the most advantageous positioning is to have the entrance from the north or west.
The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.
