The building features a simple, clear functional layout. The functional layout is based on two barn-like volumes connected by a communication link. These volumes serve separate functional zones: private bedroom, living area, and the connecting link. The link, serving as the entryway, contains a convenient, well-lit vestibule connected to a spacious wardrobe, a technical room, and a two-car garage. Upon entering the building, there is a visual opening to the internal patio. The garage includes a niche that creates additional storage space. In the living area, there is an open kitchen with a large island and a pantry, which is directly connected to the garage. Thanks to large glazing and the full height opening, the dining and living areas are spacious and bright. The living room opens up visually to the plot on three sides and is directly connected to the terrace. Between the two barn volumes, an internal patio is designed, connected to an intimate, private terrace with a visual opening to the plot. The terrace has a roof overhead. The bedroom zone is appropriately distanced from the public, daytime part of the house to give it a private character. This section contains three rooms, a bathroom, a laundry room, and a master bedroom with its own bathroom and wardrobe. The internal terrace between the buildings is accessible from both the living room and the main bedroom. Additionally, the space above the kitchen can be adapted into a small mezzanine by changing the ceiling to a concrete one.

One house, two barns. Could it get any better?

This proposal features a modern, single-story building with two barn-like volumes connected by a link. This design creates a pleasant, private patio at the back for relaxation. One of the volumes contains a garage with a storage room and the living area – a kitchen with a pantry, a dining table, and a lounge area. The link houses the main entrance to the house, a vestibule with a wardrobe, and a toilet. The other barn-like volume is the bedroom section. Three bedrooms share a bathroom with a bathtub. One of the bedrooms is a master bedroom with its own wardrobe and bathroom. Between the two barn-like volumes, there is a semi-atrium with a covered terrace.

BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building is designed to energy-efficient standards in compliance with the Technical Conditions from 2021 – featuring underfloor heating via an air-source heat pump and mechanical ventilation with heat recovery.

WALLS:

  • Masonry, two-layer – aerated concrete blocks + polystyrene, internal walls made of silicate

FACADE:

  • Silicone plaster, clinker tiles + wooden boards

CEILING:

  • Wooden, including the roof truss (possible prefabrication)

STAIRS:

  • None (possibility to install system stairs or a hatch to the non-usable attic)

ROOF:

  • Flat concrete or ceramic tiles

Additionally, the simple, gable roof allows for the installation of photovoltaic panels on the southern and western slopes. The visualizations show 21 panels generating approximately 8 kW of power.


BUILDING STRUCTURE:

A simple single-story house consisting of two modern barns covered with symmetrical gable roofs with a pitch angle of 35 degrees. The two main volumes are connected by a link covered with a flat roof. The building is characterized by a uniform and minimalist style. There is a possibility of designing a terrace on the link’s roof or a gable roof in case of zoning or planning requirements.

An advantage is the patio separated between the buildings and an intimate terrace open to the plot, this space seems to blend into the interior thanks to numerous glazings.

A characteristic element, contrasting with the subdued orthogonal form, is a large triangular glazing covered with a roof on the rear gable wall. The glazing illuminates the open space of the living room. The extended roof limits the penetration of sunlight and creates partial roofing over the terrace.

The building has a simple structural layout based on external load-bearing walls, small spans, and gable roofs. The roof structure is based on roof trusses and traditional trusses in the open part of the living room. This makes the house easy and economical to build.

The facade of the building is finished with white silicone plaster and contrasting dark clinker tile, with wooden cladding in accent zones. There is a possibility of adapting materials to match the local context or the investor’s individual preferences.

The basic design is tailored to rectangular plots, with a view from the rear gable wall.

MINIMUM PLOT DIMENSIONS:

The building fits plots with an entrance from either side, but it is most advantageous to locate the entrance from the north or west.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

PREFABRICATED BARN HOUSE

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
