Are you looking for something different—rustic, yet modern? Would you love a large covered terrace and a front veranda? The single-story Stodoła Farmhouse is our latest design of this kind. Around the spacious veranda, sliding panels have been installed, allowing for flexible adjustment of shade, ensuring comfort on hot days, and giving you full control over sunlight exposure.

This project features a central layout, with its main focal point being a spacious living room with a dining area, from which you can access the two wings of the house. The living room has a full-height ceiling extending to the roof. Adjacent to it is an open kitchen with an island and a pantry. A staircase from the living room leads to the mezzanine, which can serve as a library or relaxation area. The living room also features a large triangular glass opening to the garden and a dormer window on the front side. The terrace roof at the back extends over 3 meters to create a spacious covered outdoor area.

One wing of the house contains two bedrooms with a shared bathroom, divided into a washbasin area and a separate section with a shower and toilet. Both bedrooms offer ample storage space—one with a walk-in closet, the other with a built-in wardrobe. The second wing of the house includes the utility section and a master bedroom with a private walk-in closet and a spacious bathroom.

The Stodoła Farmhouse is designed for maximum functionality. It features two entrances—a main entrance and a side entrance leading directly to the utility area, which includes a laundry room with access to the technical room and pantry. The pantry is also accessible directly from the kitchen, making grocery unloading more efficient and helping maintain cleanliness in the main entrance area.

The main entrance leads to a welcoming entryway with a spacious closet, which can be customized as needed.

FORM:

A modern and minimalist single-story house with an attic, designed in a rectangular shape that narrows in the bedroom area. The building is covered with a symmetrical multi-pitched roof with a 25° slope (ridge parallel to the access road). The façade features a modern, natural, and timeless burnt wood cladding. Materials can be customized to match the local context or the investor’s personal preferences. A veranda surrounds the building, equipped with sliding panels that allow for flexible sunlight control.


BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building was designed in an energy-efficient standard compliant with the  polish 2021 Technical Conditions – underfloor heating via an air heat pump, mechanical ventilation with heat recovery.

 

MASONRY WALLS:   two-layer – aerated concrete blocks + graphite styrofoam, partition walls made of silicate blocks
FACADE:   burnt wooden boards
CEILING: wooden
STAIRS: prefabricated wooden
ROOF: concrete or ceramic tiles

Additionally, the simple roof design allows for the installation of photovoltaic panels, including integrated systems.

MINIMUM PLOT DIMENSIONS:

The building can be positioned freely on the plot. Below are two parking layout options—side parking (Option 1) and front parking (Option 2).

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

By default, our projects are designed using traditional technology: strip foundations, masonry walls made of concrete blocks, insulated with mineral wool or polystyrene and a wooden truss roof.

 

However, it is possible to request a change in technology.

You can also change the type of construction technology in the project with your local architect during the adaptation site stage.

FRAME BARN HOUSE

We have the ability to easily change the construction of the house to either steel or wood frame technology.

Benefits of frame technology:

  • wooden frameworks are more resistant to shocks and seismic forces than traditional masonry structures

  • shorter construction time, shorter working hours for workers

 


PREFABRICATED BARN HOUSE

Barn Houses Ideas collaborate with a company that specializes in manufacturing building components, like: ceilings, walls, roof, etc.- in factories and then transporting and assembling them on site.

The technology allows for a construction time reduction by half. You are able to build your barn house in 4-5 months.

Prefabricated construction is about 15-25% more expensive than comprehensive traditional construction.

The type of technology will be customized based on the selected type of project and technical requirements due to weather conditions, soil, etc. found in the area.

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.

In addition to the option to change the building technology and construction, described in the “Construction Options” tab for each project, it is also possible to introduce additional modifications. We handle both minor changes and more advanced ones, such as modifing the layout of rooms in the house or changing the appearance of the facade.
