Currently, single-story house designs are becoming increasingly popular. The absence of stairs and having access to the garden from every room is a very enticing prospect. Personally, our dream house is a single-story home. Unfortunately, during the design phase, we did not have a sufficiently large plot, which is a requirement for this type of project. Designing single-story house plans, where all the functions are on one level, is more challenging in terms of creating separate, well-isolated functional zones: the public daytime area and the private nighttime area.
It is easier to achieve this division in a multi-story house. Typically, the ground floor of a single-story house consists of the public area: living room, kitchen, dining room, as well as a home office or guest room and a bathroom for this zone. The upper floor usually houses the private area, including the bedrooms.
Construction Costs – a Comparison
Single-story houses tend to have a larger footprint, which translates to a larger foundation area and roof area. However, savings can be made on the roof and floor structure, for example, by using prefabricated trusses that serve as both the roof and floor. The single-story house plans we design usually allow for future partial use of the attic as additional space, known as attic conversion. When we combine the advantages of a modern barn-style house with a single-story design, it creates the perfect duo. The benefits of a barn-style house include a simple building structure, an intuitive functional layout, and a gable roof. This translates to cost-effectiveness in construction and energy efficiency. It also allows for large windows that let you enjoy the garden every day. Each of our projects features underfloor heating, heat pump installations, and ventilation with heat recovery. The simple roof design facilitates the installation of photovoltaic panels. The Legendary Single-Story House – Barn House S+ Premium

The single-story house plans from the S family, including Stodoła S, S+, and S+ Premium (from smallest to largest), are our most popular single-story house designs. All of these projects are based on the same concept, where all the daytime rooms are located on the garden side with possible access to a terrace. This is the essence of living in a single-story house, having contact with the garden, isn’t it? On the entrance side, there are additional rooms such as bathrooms, a utility room combined with a laundry room. Added to the main structure on the front side is a garage connected to the entrance hall through the utility room. In each of our projects, we can easily remove the garage or replace it with a carport.
The division of zones – public and private – is achieved by separating the left and right sides, with the living room, dining room, and kitchen on one side, and the private rooms and bathrooms on the other.

It’s worth mentioning that the building has an extended eave on the garden side, which is a characteristic feature of our projects. It serves not only as an aesthetic element but also as a means of protecting the rooms from overheating, while allowing for passive cooling during the summer.
Maximum Simplicity – Barn House Optimum

Barn House Optimum is a single-story house design that is maximally optimized to be cost-effective and energy-efficient. It can accommodate a four-person family or even more since it has the possibility of future attic conversion. Therefore, the design shows the location of the stairs. By completely eliminating the attic conversion and, thus, the stairs, we gain even more space in the living room or bedrooms. The functional layout of the building is based on the S projects, with a clear separation between the public and private zones. During the design process, we paid attention to ensuring low operating costs, and the simple roof design allows for the easy and aesthetically pleasing installation of photovoltaic panels.
Barn House Smart – A Smart Approach to Construction

The Barn House Smart project is carefully thought out in every detail to be optimal in construction and to allow for construction in stages. In the initial phase, only the residential building can be constructed, and the garage or carport can be added in the second phase. Smart offers many possibilities for customization. It features a simple, single-story layout, a double-height living room with large windows on almost every side, and the possibility of attic conversion or a covered terrace behind the garage.

Barn House M One-Story – Model Design in Single-Story Version

The Barn House M Single-Story project is a single-story version of our model Barn House M. All the main features and functional layout are based on this design. The main communication axis in the building runs from the entrance along the southern glass wall to the living room and ends with a window. The first part of the house consists of the private area – 2 bedrooms, a bathroom, and a utility area. Behind the garage, there is the main bedroom with a bathroom and walk-in closet. Both the main bedroom and the living room open onto the garden area of the plot. The living room is spacious, open up to the roof structure, and has a visible mezzanine above the kitchen.
The Perfect Home –Barn House with Atrium

The single-story Barn House with Atrium project has all the advantages of a dream home. Here, you will find a double garage, a study, a spacious kitchen with a pantry, a dining area, and a living room with large windows on practically every side. In the private area, there are three large bedrooms and a master bedroom. All of this is situated around a green atrium, the central feature of the design. The atrium serves as a light source and provides constant contact with the greenery inside the building. The building has a perfectly square plan, which means the roof and floor plan are fully repeatable. But see for yourself on the floor plan 🙂
When one barn is not enough, there’s the Barn House Double

The Barn House Double consists of two barns connected by a communication link. Each part, or barn, serves a distinct function. One houses the private area – bedrooms, while the other is the public area with large windows. Both buildings have the same module, identical roof, and structural spacing, which simplifies construction. Between the two volumes, there is a small atrium with greenery and a terrace. The terrace between the buildings provides privacy and also protects against rain, as it can be covered.

The L Family of Projects is based on a rectangular shape, the typical archetype of a barn house, with a large, two-story living room ending in a glazed wall. The single-story version of this project, on the front side, features three rooms (including a master bedroom) and a spacious daytime area. The building has a very characteristic, cantilevered roof.
